First-phase Landed Homes at IJM Land’s Suria Hill in Selangor 80% Taken Up, Next Phase to Launch in 3Q

IJM Land Bhd’s latest landed residential development named Soren in Puncak Alam, Selangor, has been 80% taken up since its launch on April 19, according to a press statement on Thursday.
Soren is the first phase of the 170-acre Suria Hill master plan, which is an extension of the developer’s Alam Suria township in Puncak Alam. With a gross development value (GDV) of RM873 million, Suria Hill will be developed in five phases.
Soren has a GDV of RM86 million and offers 142 double-storey terraced homes that come with land area of 20ft by 60ft and built-ups ranging from 1,606 to 1,741 sq ft for four-bedroom and three-bathroom layouts. Selling prices start at RM590,000.
In the statement, IJM Land chief operating officer Datuk Chai Kian Soon said, “The encouraging take-up rate at Soren reflects a shift in how people view their homes. Buyers today are looking for more than just a roof over their heads. They want a space that brings peace, supports both physical and mental well-being, and grows with them and their families. Suria Hill is designed with that very intention in mind.”
Units at Soren offer senior-friendly features where the entire ground floor will be wheelchair-friendly, and ground floor bathrooms will be equipped with sliding doors. Each porch will have an electric vehicle isolator point. Within Soren, there will also be a 4.52-acre garden called the Vitality Garden.
The larger Suria Hill master plan will offer a 4.42-acre park called Suria Park, which features a 1.8km pedestrian loop, two multipurpose courts, a skate park as well as wall climbing and fitness stations.

Following the positive response for Soren, the developer announced its plans to launch the next phase of Suria Hill named Sovana in the third quarter of 2025. With a GDV of RM70 million, Sovana will offer 96 units of double-storey linked homes with a land area of 20ft by 70ft and a built-up of 1,919 sq ft. Selling prices start from RM690,000.
Within the development of Sovana, there will be 7.14 acres of landscape, a yoga deck, a multipurpose court, multi-tiered playground and sitting areas.
The press statement also highlighted that Suria Hill will be located about 1km away from the upcoming East Coast Rail Link’s Puncak Alam station. The master plan is also accessible via road networks and highways such as Persiaran Mokhtar Dahari, the Kuala Lumpur-Kuala Selangor Expressway, Guthrie Corridor Expressway, Damansara–Shah Alam Elevated Expressway, and New Klang Valley Expressway.
