IJM Land to Launch First Phase of Batiq Homes in Seremban 2 in Q1 2025

IJM Land Bhd will launch the first phase of Batiq @ S2 Heights Aman in Seremban, Negeri Sembilan, with 82 two-storey linked homes in the first quarter of 2025.The overall 20-acre Batiq project will have 177 units of linked homes with a gross development value (GDV) of RM173 million.

“Inspired by the intricate and vibrant art of batik and its rich textures and cohesive patterns, Batiq stands out as a residential enclave for serene living and modern convenience. The serene setting of S2 Heights Aman, coupled with thoughtfully designed homes and abundant green spaces, ensures a holistic quality of life,” said IJM Land senior general manager Datuk Chai Kian Soon in a media statement on Wednesday.

With a GDV of RM80 million, Phase 1 of Batiq’s 82 linked homes will have built-ups ranging from 2,113 to 2,183 sq ft and a land area of 28 ft by 60 ft. Each unit will have four bedrooms and four bathrooms. The homes will come equipped with smart home systems, digital door locks, an EV isolator point and more. Each residence features a 10ft private garden. The units will be priced from RM878,800.

Chai said that Batiq is strategically located adjacent to the 12-acre S2 Lake Park, the three-acre Kidz Venture Park and a pet-friendly zone. “Residents will have easy access to key recreational areas including the planned 12km of interconnected walkways, cycling paths and jogging trails.”

In terms of accessibility, Batiq and the S2 Heights Aman township are connected to major highways such as the North-South Expressway, Elite Highway and the Kajang-Seremban Highway (Lekas).

Furthermore, the forthcoming expansion of Labu Road from two to four lanes will improve traffic flow.

Meanwhile, IJM Land will also be unveiling its first integrated waterfront development in Seremban in 2025, with details to be announced at a later date.
